About the Inspection
The Building Inspection is carried out by an Experienced Adelaide Building Inspector to AS 4349.1-07 & more. The purpose of the Building Inspection is to identify Major Defects, the incidence of Minor Defects, also Health and Safety Hazards on the Day of Inspection.
Although the Inspection is a non-Invasive Visual Inspection, we do have Inspection Tools such as a Plug Socket Tester to check the wiring and Moisture Reader to help detect any moisture issues particularly low down external Walls for Damp Course issues & around Wet areas for issues from leaking Taps, Poor Grouting & Sealant in Showers etc, for more Information about what is Inspected, click on " Whats Inspected " below. Although every effort is made to enter the Roof Space and on go on the Roof, Access needs to be Safe & Reasonable, Areas Denied, Locked, or are unsafe & inaccessible can not be included in the Report.
The Inspection takes on average a very busy 90 minutes to cover Top to Bottom, Inside and Out.
Can You Be On Site ?, Yes, but the Agent must be Informed, particularly if the home is occupied and may ask you attend at the end of the Inspection time to have a chat with the Inspector.
Personally I have no objections to Customers attending and welcome the opportunity to have a chat, but respectfully ask for time to carry out the Inspection, then chat about any concerns you or I may have.
The Building Inspector will provide an opinion as to the Condition of the Property with regards to Properties of the same Style & Era.
The Average condition is determined by my opinion using the criteria as follows,
The original Materials, Items, Fixtures & Fittings are in place and the condition of Ware & Tear are appropriate to their age, and have been maintained, my opinion would be Average.
As above but lacked regular Maintenance my opinion would be Less Than Average.
Should the Property been well Maintained & some Renovations have been carried out my opinion would be Better Than Average.
